Baptist Hospital: Business Park Development

Baptist Health Systems needed a location for a new hospital to serve rapidly growing South Jacksonville. Flagler responded by modifying the development program at Flagler Center to obtain the necessary entitlements for a 250-bed hospital, then improved accessibility to Flagler Center, and completed the park’s transformation by enhancing the landscaping and adding new signage. Baptist Health purchased 32 acres there, and completed a 125-bed hospital in 2004. Today, Baptist has expanded the hospital once and is considering future expansions. Read more.

Kemper Auto and Home: Corporate Headquarter Relocation

Kemper Auto and Home needed a new headquarters that would be move-in ready in 15 months, would allow for consolidation of all existing offices under one roof, and would provide space for expansion. Flagler had the perfect location: Flagler Center, which already had a new 142,000-square-foot, five-story, Class-A office building. To meet Kemper’s needs, Flagler allowed construction to begin at lease execution, and then completed the project under budget and ahead of schedule. Kemper was extremely pleased with the results. KBS: Maitland Promenade II Leasing and Management

When KBS Strategic Opportunity REIT purchased Maitland Promenade II, a five-story, 230,366-square-foot office in Orlando’s Orange County, the company’s leadership wanted to immediately increase occupancy levels. So they turned to the company that had previously owned and managed the facility–Flagler. The Flagler brokerage team launched an aggressive marketing campaign the week they were awarded the leasing assignment. That campaign, combined with effective information management, property positioning, and lease negotiations, led to results that exceeded expectations. The building is now 93 percent leased. Office Depot: Global Headquarters Relocation

Office Depot was considering options to relocate, including potentially outside of Florida. Flagler, in partnership with TIAA-CREF, presented Office Depot with a proposal to design, develop and lease a new global headquarters building a 28-acre site the venture had just acquired. Office Depot selected the Flagler site and agreed to a build-to-suit by Flagler and TIAA-CREF, with a 15-year lease. The 635,000 SF campus consists of three vertical, interconnected, five-story buildings that are linked by glass-enclosed atriums and can accommodate up to 2,500 employees. Read more.

Web.com: Corporate Headquarters Consolidation

Website Pros planned to merge with Web.com. But Website Pros’ lease at Flagler Center was set to expire after the date of the merger and before the newly merged companies were ready to consolidate operations. To keep things on track, Flagler worked with Web.com to extend the lease on its original office space and execute a new lease for all of Lakeside Three, our newly completed 112,300-square-foot, Class-A office building in Flagler Center. When officials at the firm were ready, the merged companies smoothly and easily relocated to a building designed specifically for their needs. Read more.
